Job Description Summary

Incumbent will monitor, maintain adjust, and repair building HVAC systems owned or leased by the Medical University of South Carolina in order to ensure safety, environmental control and economy of mechanical, electrical, systems. Incumbent should have a working knowledge of HVAC systems including, but not limited to, Chillers, AHU, Drives, Motors, Pumps, and Refrigeration Units. The incumbent will, on a rotating basis, be on call for one week and work a weekend scheduled shift. Incumbent is Considered Essential Personnel in a disaster.

Job Description

30%

1. As directed, perform daily routine equipment checks at the beginning of each shift.

2. Make adjustments as needed to maintain comfort of building occupants

3. Assess alarm conditions, determine if condition requires immediate response and notify dispatcher as needed.

4. Document all daily equipment checks as directed.

5. Check equipment interface panels for alarm activity or abnormal operation.

6. Reset equipment and clear alarms as needed.

1.Perform routine scheduled maintenance of control systems as required by the Facility Management system.

2. Test equipment safeties and function on essential systems as required by the Facility Management system and or agency requirements such as DHEC or Joint Commission.

3. Perform routine systems checks daily on all essential equipment. Record activities in daily equipment logs.

4. Document maintenance activities performed on equipment on appropriate forms and maintenance records.

5. Interface with vendor technical support as needed to resolve operational problems.

1. Respond to trouble calls as directed.

2. Make contact with requestor to determine need.

3. Make repairs, adjustments or calibration in order to resolve problem.

4. Document all activities, including parts and supplies used.

5. Advise Facility Management of cases where repairs cannot be made because they require ordering of parts, special access, or other event preventing immediate action.

6. Make temporary repairs as needed until problem can be fixed correctly.

1. On a rotating basis, be available to respond to emergency after hours and weekend duty to make essential system repairs.

2. As needed, work overtime if the job requires completing a task.

3. Stay at the facility during weather or disaster emergencies as required to maintain the Hospital to function during these times.

1. Must be able to interact with staff and co workers in courteous professional manner.

2. Must be clean, neat and perform work in a neat professional workmanlike manner.

3. Must be able to communicate verbally and in writing to customers and staff regarding information such as Trouble Call Tickets, Daily Equipment Logs, Time Sheets, Parts Requests and other day-to-day documents.

1. Maintain Personal Protection Equipment properly and turn in for replacement any worn of broken equipment.

2. Wear Personal Protection Equipment as needed by the activity.

3. Provide and maintain a safe working environment for themselves and for staff and public around them.

4. Adhere to all requirements regarding infection control for the protection of patients and staff when in sterile, or biohazard areas.

5. Report any unsafe situation to members of Facility Management immediately.
