Job Description

This position acts as the Assistant Manager of Parking Maintenance and reports to the Maintenance Manager of Parking Management. The Assistant Manager assists the Maintenance Manager with the daily maintenance, repair, and operational efficiency of six parking garages, 45 surface lots, 67 gated lanes, and eight parking booths. The role combines hands-on technical maintenance with team supervision and administrative coordination. The key focus is ensuring that all parking-related systems, equipment, and grounds are fully functional, safe, and well-maintained.

Job Responsibilities:

  • 25% - Maintenance Oversight and Facility Management. Conduct daily inspections and ongoing maintenance of parking garages and surface lots. Address and resolve a myriad of issues, ranging from lighting outages to physical damage, signage issues, and garbage or debris. Ensure proper functionality of all elevators, coordinating required repairs with Engineering and Facilities. Assist with the initiation and assignment of facility update projects such as pressure washing, painting, and safety updates or enhancements.
  • 25% - Gate System and Parking Equipment Maintenance. Maintain the full functionality of all parking access and revenue control equipment, with an emphasis on troubleshooting power and hardware issues. Rebuild or replace damaged gate arms or power boards as necessary. Monitor, test, and repair ticket machines, bollards, wheel stops, and other parking booth equipment. Maintain a daily log of technical issues and generate service requests for timely repairs.
  • 20% - Staff Supervision and Leadership. Supervises and leads a team of Trade Specialists III maintenance and grounds team members. Manages daily work assignments and oversees ongoing projects to update garages and parking lots, including tasks such as painting, signage installation, and other routine facility maintenance updates.
  • 15% - Administrative & Budgetary Functions.  Review and verify all monthly invoices from Engineering and Facilities to ensure accuracy, and report any discrepancies to the departmental finance team. Support the finance team by providing accurate quotes to facilitate the generation of purchase orders. Work with the Maintenance Manager to generate the team's requirements for the department's annual budget submission. Work with the sign shop to update and maintain all parking signage.
  • 10% - Vendor & Equipment Management. Coordinate and meet with contractors performing work involving garages, lots, booths, and departmental office space. Provide oversight for the maintenance and repair of all the team's equipment, including golf carts and power tools. Schedule vendor repairs as needed and track equipment operability. Work with the administrative staff and Asset Management to return or surplus old or non-functional items.
  • 5% - Perform all other duties as assigned by department leadership.

Additional Job Description

Minimum Requirements: A high school diploma and three years trade experience that is directly related to the area of employment. Some positions require a commercial driver's license. Some positions require EPA-approved freon recovery certification. (Continuous) Ability to qualify physically for respirator use. (Continuous) Additional New Requirements: Ability to obtain and maintain a valid drivers license. Ability to obtain and maintain EPA Approved Freon recovery certification.
